Greece Golden Visa and Residence Options

Greece offers a residence-by-investment program, often called the Golden Visa, which grants a renewable five-year residence permit to non-EU investors and their families.

Property thresholds

Since 2024, minimum real estate investment levels depend on location: generally €800,000 in Attica, Thessaloniki, Mykonos, Santorini and larger islands, €400,000 in other areas, and €250,000 for certain conversions or restorations. Other routes include approved investments in Greek companies, funds and bonds. Thresholds and conditions change, so we confirm the current rules before you invest.
